North of Stevenage masterplan

Land to the north of Stevenage is identified in our adopted Local Plan as an allocated site for the development of approximately 900 homes and supporting infrastructure within the parish of Graveley.

Policy SP16 of our Local Plan sets out a number of specific requirements for the site.

These include:

  • preparation of a Strategic Masterplan
  • integration with adjoining development in Stevenage Borough
  • a two-form entry Primary School
  • links into pedestrian, cycle and public transport networks
  • integration of existing Public Rights of Way
  • sensitive consideration of Graveley village and the St Nicholas & Rectory Lane conservation area

Consultation

Croudace Homes prepared a draft masterplan for the site. Consultation on the masterplan, including a public exhibition at Stevenage Town Rugby Club, took place in July 2023.

Next steps

The masterplan was presented to councillors for approval in July 2024. Full Council voted not to adopt the masterplan. Further work has been carried out and the masterplan was re-presented and approved on 29 November 2024. The final masterplan and the committee report are available to view on the Cabinet agenda.

Baseline Evidence Report

An outline planning application for this site was submitted to the council in December 2023. This is currently under consideration and will be determined separately to the masterplan.
