Land to the north of Letchworth is identified in our adopted Local Plan as an allocated site for the development of approximately 900 homes and supporting infrastructure.
Policy SP15 of our Local Plan sets out a number of specific requirements for the site.
These include:
- preparation of a Strategic Masterplan for the whole allocation
- sensitive integration with the existing settlement
- primary education provision
- a local centre to provide shops, a GP facility and other facilities
- plots for self build
- provision of a care home
- additional planting and retention of existing trees
Consultation
The landowners - Letchworth Garden City Heritage Foundation - have prepared a draft masterplan for the site. Consultation on the masterplan, including a public exhibition at the Grange Academy, took place from 8 February to 26 March 2024.

Next steps
Following the consultation, the masterplan is being finalised. It is expected to be presented to councillors in 2024.
